  • Applicant shall pay all traffic impact fees in accordance with SMC 12.36 at time of permit issuance.

 

  • The applicant shall pay appropriate parks/open space, trail, school, and fire mitigation fees prior to permit issuance pursuant to City Ordinance No. 1911.

 

  • 136th Avenue E currently terminates at the north end of this project. This project shall extend 136th Avenue E south as necessary to construct a full cul-de-sac meeting the industrial standard to include illumination, landscaping, storm drainage, etc. Right-of-way dedication is required to accommodate this new cul-de-sac.

 

  • All frontage roads shall be brought to full standards with respect to roadway, lighting, storm, and landscaping.

 

  • The alignment and access from 136th Avenue shall be configured in conjunction with the proposed adjacent development along 136th
