Description of Proposal: Construct one office/warehouse building approx. 78,000 square feet on an approx. 3.8-acre site in a Light Industrial (M-1) zone. Project will also include demolition of 1 existing single-family structure and outbuildings, grading/fill, paved parking and truck loading areas, loading docks, landscaping, stormwater facility, utilities, and street frontage improvements Most of the site is a vacant area formerly used as a truck parking lot. The site is located over 1,400 feet from the White River; however a portion of the site is within the 100-year floodplain based on the City’s adopted FEMA maps. The project will include floodplain fill mitigation using a flood storage gallery (rocks/voids/geofabric) below the building. There is no riparian vegetation on the site.

The lead agency for this proposal has determined that it does not have a probable significant adverse impact on the environment. An environmental impact statement (EIS) is not required under RCW 43.21C.030 (2)(c). This decision was made after review of a completed environmental checklist and other information on file with the lead agency. This information is available to the public on request.
This DNS is issued after using the optional DNS process in WAC 197-11-355. There is no further comment period on the DNS.
