Description of Proposal: City of Sumner is requesting SEPA Review of CPA-2025-0004 Land Use Non-Project 2025 Docket MA-01, Comprehensive Plan Map & Town Center Zoning Map amendments in portions of the West Sumner District(WSD), reducing story heights from 6-stories to 4-stories on 14 parcels along Zehnder Street (approx. 4.40 acres); and reducing story heights by one story to 7 parcels along 57th Street E (approx. 8.7 acres) currently 6-stories and reducing minimum story heights and proposing new uses in the WSD. Within the Historic Commercial Business District (HCBD) reducing story heights and establishing other height requirements to 14 parcels located on Cherry Ave, Main Street and North Street (approx. 1.7 acres total). Proposal includes Comprehensive Plan updates to the Town Center Plan(TCP), amendments in the Town Center Code (FBC) and Zoning Code text amendments under SMC 18.29, including private Zoning code text amendment application CTA-2025-0001 addressing ADU’s in the TCP.
